- Chalai Commercial Complex: Chalai Bazaar (Chalai Market) is an old and major shopping center in Thiruvananthapuram. Chalai market is located opposite to the east fort central bus stand where all the city buses terminate. The main entrance is located at the junction between Gandhi Park and KSRTC bus garage. The approach from East fort is right in the city centre. It is well connected to all parts of the city.The people residing in and around Chalai bazaar is awaiting the overall development of Chalai. It is facing great difficulty in traffic and waste management. The people residing at Karimadom colony raised complaint of waste disposal on TRIDA’s land which is close to their colony.In above situations TRIDA has prepared a master plan for constructing commercial complex in the land owned by TRIDA. At present TRIDA is in possession of about 5.5 acres of land in Chalai area. Construction of multi-level Parking Plaza,rehabilitation block for traders, internal roads, Auditorium and commercial complexes are the components of the proposed project. Total project estimate is Rs.100Cr. As a first stage TRIDA is constructing a Commercial complex, which is estimated to be Rs.15cr.Commercial complex is a 3 storied building having total plinth area of 2623.5sqm and total carpet area of 2098.8 sqm. Number of shops in Ground floor - 21, First floor - 22, second floor is an office space with carpet area of 682.40sqm. Complex is provided with provisions for lift, Car parking = 28 no’s, two wheeler parking = 18sq.m etc.The work is on full swing.

Vatiyoorkavu Junction Redevelopment Project ,‘Rehabilitation and Resettement of Project Affected Persons’ :This Project is mainly aimed for the Rehabilitation and Resettlement of the Project-Affected Persons(PAPs) consequent to the widening and improvement of Vattiyoorkavu Junction. Sustainable and integrated development of Vattiyoorkavu junction is the need of the hour. The project of this nature requiring acquisition of land will face significant challenges to carry out adequate and effective Rehabilitation and Resettlement(R&R) for the PAPs.Government vide G.O(Rt)No.1867/2019/LSGD have accorded Administrative sanction for 45 crores of Rupees to the Project and Government vide G.O(Rt)No.1865/2019/LSGD has appointed TRIDA as the Special Purpose Vehicle(SPV) for the Project.
- ‘M’ Block at Palayam:Government has accorded administrative sanction for the construction of 'M' Block at Palayam (Commercial complex, rehabilitation block) for an amount of Rs. 21 Crore vide G.O(Rt).No3286/15/LSGD dated 09.11.2015.The work was e-tendered on 16/02/2016 and the tender submitted by Kerala State Construction Corporation (KSCC) for 1.10% below the estimate rate was accepted by Government vide GO(Rt.)No.1187/2017/LSGD dated 18/04/2017. Building Permit was obtained from Thiruvananthapuram Corporation on 26/03/2018 and permission was obtained from Mining & Geology Department for earth removal on 09/07/2018. Although agreement was executed with KSCC on 20/10/2017, they backed out from this project on 24/07/2018 due to their internal technical issues. Government vide GO(Rt.)No.2471/2018/LSGD dated 24/09/2018 cancelled the tender acceptance order of KSCC and directed TRIDA to carry out this work through an accredited agency. TRIDA was not able to entrust this work to any accredited agency. Hence, Executive Committee of TRIDA, held on 30/11/2018 decided to retender this work. Revised estimate was prepared by TRIDA’s consultant V5 Design Consortium and forwarded to LSGD Chief Engineer for obtaining Technical Sanction as the decision in delegating Chief Engineer TRIDA for awarding Technical Sanction is pending at Government level. In the meeting held by Honourable LSGD Minister on 20/08/2019, it was decided to execute this project as a joint venture by TRIDA and Smart City Thiruvananthapuram Ltd. (Lr. - Kazhakootam Project: Bus Stand Cum Commercial Complex:2.43 acres of land in the ownership of Technopark was to be transferred to TRIDA vide Government orders GO(Ms)No.29/2014/ITD dated 31.10.2014 and GO(Rt)No178/2015/ITD dated 04.08.2015, for constructing Bus bay/terminal, vesting the ownership of the land with Technopark. Bus bay/terminal, Commercial Complex, ladies hostel and parking plaza were the envisaged components of this project. Site clearance, soil investigation and soil work were done initially by M/s. Hindustan Prefab Ltd. (HPL). The land includes Thettiyar thode and thode puramboke area. Irrigation Department expressed their objection in diverting the natural course of Thettiyar thode. Application for building permit for the proposed bus station submitted on 30/08/2016. Although 2.43 acres of land was earmarked for the project, this was reduced to 2.09 acres after excluding 0.34 acres of puramboke land of Thettiyar thode cutting across the site vide GO(Rt)No.13/2018/E&ITD dated 19/01/2018. When TRIDA approached Technopark to enter into lease agreement for land transfer, they demanded Rs. 2.5 Crore as lease premium. This was later modified as 25% of commercial built up area. Land not transferred to TRIDA till date. TRIDA conducted a detailed feasibility study of this project in this area. Considering the site constraints like thodu puramboke cutting across the site, master plan provisions, site characteristics, classification as per BTR, development in NH bypass, and others, this project was found to be not feasible. A meeting was held by Hon. Minister of Tourism on 13/02/2019 along with departments like KSRTC, Irrigation, NATPAC, Technopark, LSGD, TVM Corporation and others; it was decided to formulate other proposals beneficial to Technopark as well as public. Although TRIDA formulated proposals, final approval is not yet obtained from Government.
